Saving your money for the down payment and reviewing your financials to determine your comfortable budget are the important first steps. Once you have completed this then it is time to consult with a mortgage broker about a home loan.
If you intend on securing a mortgage, connecting with a mortgage lender can help you see how much you will qualify for. Depending on your financials and credit history, a mortgage lender will provide you with a letter stating the amount you qualify for. This is an important letter to accompany any offer you make as it proves your financial credibility.
Select an Attorney:
If you do not already have an attorney in mind, now is a good time to research a few. Let them know you are in the market to buy a property and decide who you will feel comfortable working with so you will be ready to move quickly once your offer has been accepted by the seller.
Begin Property Search:
You may have already begun your preliminary searching online and you may have even visited a few open houses. I will help you focus your search and find properties combined with my local market knowledge and from there we will visit properties that match your desired criteria.
Offer, Purchase & Sales Agreement, Closing:
Since you are well prepared by following the above mentioned steps, when you locate a suitable home we will be ready to submit an offer. It is key to be as prepared as possible in order to present a strong and appealing offer in a timely fashion. Depending on the terms you established, the coming weeks will include a home inspection, review of condo documents if applicable, signing the P&S, submitting your down payment, finalizing a mortgage – and ultimately the closing.
